"I HAVE CONCERNS WHERE YOUR HOME STANDS IN THE MARKETPLACE..."

I was showing homes to a buyer client on Tuesday night.  We were in a neighborhood where I have a listing...

We had selected the 5 nicest homes for sale and made the appointments.  I don't usually show more than 5 or 6 homes at a time.  Any more than that, and they can blur together...

One of the 5 homes we saw was my listing...

Unfortunately, my listing was her least favorite.  Various reasons.  I was hoping it would show better...

What to do?

I figure it is not my decision to make.  It is my clients...

So I sent him this email:

After showing several of the homes in the neighborhood last night, I have concerns where your home currently stands in the marketplace...

Intentionally vagueHonest, but not insulting.  Informative, but not brutal. 

I didn't want to get into specifics on this email.  We can get into those later...

But I needed to put the ball in my clients court.  He needs to know where he stands.

It is his decision to make...

Sounds good - as the listing agent, it is your job to know the competition and how your seller's home measures up.  Hope they take your advice and you sell it.

Hi Ken ~ Including your own listing on a buyer tour is an excellent way to see how it compares with the competition - all the more nowadays.

Hi Ken,  I would have picked up the phone and called them.  If I have a genuine concern or there is a listing issue, I think a personal call is typically better received and appreciated than an e-mail.  Of course if they have asked specifically to send non-emegency contact through e-mail then this option makes perfect sense.  Just my 2-cents... you know your clients best!  :)

Honest feedback is critical to know what buyers are saying. Since you showed your own lisitng, that would make a great opening.

I showed your home today, along with 4 others to a buyer client. Here is what you need to do to present your property better to the buyers. Then just be honest.

Sometimes there are issues that come up that are personal in nature with a listing.

I think I have some of those now...

It is funny about the phone calls.  I am getting less and less response to phone calls of late...
