6 Simple Steps to Building Your Real Estate Business Online

I recently wrote a post titled "Cold calling works.  But there are other ways..." 

Since writing that post, I have been contacted by other agents asking...

"What are some other ways?"

Thanks for asking.  Here is one:

Create a series market reports for your area and post them online

It works...

I made a goal in January to begin writing more market reports.  I ended up writing 33 reports for neighborhoods in and around Naperville.

In the last month, I have been contacted by 5 people considering buying or selling that found me from these reports.

5 solid prospects.  Prospects that contacted me.  Prospects that generally aren't working with another agent...

I expect the traffic to my reports to continue, and the leads to keep coming...

There are buyers and sellers currently searching online for information about these neighborhoods.  You want them to be reading your information.

Here is how to do it:

  1. Pick 10 neighborhoods.  I wouldn't use 33 neighborhoods.  Too many for most... 
  2. Take pictures of a few homes in each subdivision.  Pick the best two pictures and add them to your report.
  3. Write a few words about the neighborhood.  School district, close to downtown, etc...
  4. Add a few basic stats.  Homes on market, average list price, # of homes sold last year, etc..
  5. Post on Active Rain, Trulia, Localism...
  6. Repeat every three months.

Wallah.  You have yourself a market report and have posted it online.  (See one of my market reports

These reports will immediately begin generating traffic to you, your blog, and your website.

Some of this "traffic" will actually reach out and contact you.

My market reports are working so well (averaging more than 200 readers per post), I decided I had to follow up the original series with quarterly market reports (see Step #6).

Again, there are people hungry for information, and I want to provide it. 

I want to knock the cover off the ball this year...

Hi Ken,

Did you use just listings of your own or did you just find any active property that had curb appeal to use as your market report photo?

By the way, your fans, (like me), can spot your writing voice anywhere.  I was reading a post somewhere else, (I don't think it was Trulia, but I really don't remember).  Anyway, as I read it, I thought to myself that this really sounds like a Ken Tracy post.  Sure enough, when I got to the end, it had your name and tagline on it.  You are the King of Naperville!

Cold calling does work but be careful. If you solicit via the phone as an ongoing method of generating business, then you are held to the same standards as other telemarketers. I posted on the topic this morning. Take a look.

The only real cost was the gas driving around.

Takes about 2 hours per post (for me).  Includes pictures, links, posting to sites, etc...

Ken that is a good list to work from. We live in a small market so we really need something to attract out of area buyers. I am a member of our economic development group and we have a lot of good info that could be included in this type of informational articles.

Ken, I've considered doing something very similar to what you suggest...probably not as neighborhood oriented.  Great points...guess this was the nudge I needed.

I've been doing some work for my brother which requires me to use MRED (I'm also licensed in Illinois).  I have noticed that business is really picking up for you.
