There are no "rain outs" for my open houses...

I am a big fan of hosting open houses.  I schedule them as often as I can....

This is a controversial issue among real estate agents.  I don't really understand.  Open houses bring exposure to me and my listings...

Sellers like them, too.  I try to keep my sellers happy...

I have an open house scheduled for this Sunday from 1-4 PM in one of my favorite neighborhoods, River Bend, Lisle...

At least I did.  My seller emailed me yesterday and canceled the open house.  She had heard the weather wasn't supposed to be very nice...

The weather forecast isn't great.  Temperatures are supposed to be in the upper 40's, and rain is expected for much of the day.

But to cancel our open house?  Because of a forecast?  Although I didn't argue, I was a bit disappointed...

There are no "rain outs" for my open houses...

The open house had been scheduled for a couple weeks, and I had already done the marketing...

I really believe you have to at least try, even on bad days.  If you aren't trying, you aren't trying...

I have held open houses in the dead of winter and had great turnouts.  I have held others on what seemed like perfect days, and had no visitors.  You just don't know...

Who knows, the weatherman might be wrong, and serious buyers wouldn't be scared off by bad weather, anyway...

My Sunday afternoon now open, I debated, "What should I do?"

Sitting on the couch watching golf sounded great to me, but my wife thought otherwise...

"You need to go sell a house," she said.  What was I going to do?  If you aren't trying, your aren't trying...

Fortunately, I have another listing on the same street.  I had already done the marketing for the open house, and I would love to sell another house.  This seller was excited about giving an open house a shot...

Ken...well, good for you. May that Homeowner sell her home before the other one; sounds like your weather is very close to ours in the 'rain-area'.  Personally, I wouldn't want wet feet trudging through my Home--but requesting that "No shoes, Please" seems the way to go.  whatever--go out there and sell that other Home for the fearless owner.
Have a good Open House--get your advertising $$$$ worth out of it.

I like doing open houses as well and I do not understand agents who tell their clients they do not work. Lazy I guess.

Ken: I've had the same experiences as far as weather and turnout is concnerned. You can say the weather was great to explain a good turn out, but a poor one could use the same excuse. With inclement weather there are fewer options outdoors.

It's 2 pm, have had one interested couple through, and ran into a neighbor I know.  Plus the signs are all over...

Good for you. I love Open Houses, although they are a lot of work when they are done well, they are beneficial to the seller and the whole neighborhood.
