Ken's Naperville Real Estate Blog : I NEED SELLERS!

I NEED SELLERS!

My boss always likes to say the market is the market.  There are no such things as good and bad markets.  They are all just markets.

I understand what he means.  He is saying that there is always a buyer for every home.  The home just needs to be priced correctly.  And that's one of the real estate agents primary jobs, proper pricing.

There is a buyer for every home.  The home just needs to be priced right.

I am asked all the time "How's the market?".  I am sure every realtor is.

The market is fine.  You can find a great home at a great price.

I have buyers.  I am probably working with at least 10 right now.

They will all buy homes when their circumstances dictate them to buy.

When their home is too small, or too far from work, or too dark, or too whatever.

My challenge is that I have no sellers.  I HAVE NO HOMES TO SELL!

Everyone is too scared to try.

I don't understand why?  I only get paid if the home sells, so why not put it on the market and see what happens?

I currently have one listing.  I have had it for three weeks.  It has been shown 8 times.  There is interest.

It will sell soon.

But then what?

I have too much fun doing what I do to not have more business.

Listings are the name of the game.  And I will have none.

I need more.  I want more.

I must have more LISTINGS!

Ken, I have always been a bigger buyers agent than listing agent but at the moment I am listing heavy.  Hopefully they will start selling soon.

Hi Marchel.  I would like to do huge numbers.  I feel to be real big, you need to have lots of listings.  I could be wrong.

LIST TO LAST. That is the motto we must remember. If you don't know what that means I interpret it as the need to get listings more than getting buyers. Here is why I agree. If you have many listings, they are generating leads/calls from the sign in the yard. I can tell you that I have had more leads come through my listings than any advertisement I have done. If you want buyers, GET LISTINGS. Just my advice, take it or leave it. Good post.

Hi Uilses.  Thanks for stopping by.  It is strange, sellers are hard to come by!

Hi Ken,

I once thoughy listings were a bit more difficult to aquire than buyers. I changed my mind and it changed my business. I still enjoy buyers but listings attract buyers....it is the simple truth. Good Post.

Uilses is 100% correct. Listings are key. Start with expireds, Ken. Also, fsbo websites are a good source to use when looking for listings. Contact your past clients. Look through old office files - perhaps someone who bought three, four, five years ago is now ready to sell.
