KEN'S FEATURED HOME...THE "THANKSGIVING" HOME

So here I am.  It's Saturday.  1:23 PM.  November 15th. 

I am at an OPEN HOUSE for my new listing.  I took the listing two weeks ago, a short sale on the south side of Naperville.

I am pleasantly surprised how nice the home looks today.  A few lit candles.  Lights are all on.  A cold cloudy November afternoon...

It feels nice.  This would be a great "Thanksgiving" home...

My spirits are high.  It has been a productive day.  I had showings this morning and an open house in the afternoon.  That is a good real estate day...

I love open houses.  I was available this afternoon, and with a vacant listing?  I can't think of a better way to spend it than hosting an open house.

Worst case scenario, I freshen up my new listing, I work on my computer, and my open house signs are up.  That's great advertising.  Plus the seller is happy.  

Best case scenario, I sell the house, and the seller is really happy.

I hear lots of debate about open houses.  Are they worthwhile or not...

I have always felt it is a great way to spend an afternoon.

I had an open house today.  Okay I actually had an open building today as I have an entire condo building to sell.  Traffic was steady, we wrote one offer and had two other serious lookers.  Tomorrow I'm brewing up some warm apple cider to make it even better.

open houses are still the best form of marketing yourself , just time in front of a computer. your seller is happy, you can chat on active rain, and who knows you might even sell the home

Open Houses are good for all concerned. The buyer is pleased,we have our name out front plus at strategic locations in the neighborhood. Potential buyers are always welcome additions, no matter where you gain them.

When I started, I would be around older agents who said "They didn't hold open houses."

I thought that was the way to go.  I was wrong.

Yes we are back to holding Open Houses a lot more than we were.  But I am like you, I actually enjoy them.

It is all in a days work and you never really know who might pop by!  Good luck with this one hope you sell it fast!
